Is pre-launch pricing a super area trap?
Was supposed to decide by last month but this super area vs carpet area thing is genuinely making me pull my hair out. Ambika Realcon in Sector 18D quoted me a 1500 sqft 'super area' for a 3BHK, but the carpet area is barely 950 sqft. They showed us pre-launch pricing, saying it was a steal, but now I'm seeing similar actual carpet area flats from other builders at lower rates in Mohali. It feels like a total bait and switch. My parents keep saying to just go with it, but that 550 sqft difference is huge, especially when you're paying ₹1.5 Cr for the flat. Is this common practice? Honestly, I had no idea how much builders inflate these numbers until I started digging. Has anyone successfully negotiated based on carpet area or felt completely misled by pre-launch 'discounts' that turn out to be nothing? How do you even compare prices fairly when everyone plays this super area game?
