Is pre-launch pricing for GC Homes in Sector 89A actually a scam? Booked a 3BHK pre-launch, thought I got a deal. Now open market mein prices almost same dikh rahe hain, plus they added so much PLC. Matlab, where's the early-bird benefit? Anyone else feel like builders just play with numbers? What's the real ROI on pre-launch?

Exactly my thought process! I also booked a 2BHK in GC Homes last year, thinking I was smart getting the 'early bird advantage'. But now, the difference between what I paid and the current market price for ready-to-move properties nearby is negligible. The PLC and other hidden charges just nullified any benefit. It feels like they just hype up demand and then slowly increase prices to match the 'pre-launch' rate, making us feel like fools. What was the point of blocking my money so early if there's no real appreciation?
