Banashankari — been looking at flats there, fed up of renting now. Landlord just hiked rent again, so finally taking the plunge. I'm checking out SJR Prime Corporation projects. They're pushing pre-launch offers hard, claiming big savings. But is early-bird pricing actually a true discount, or just marketing hype in Bengaluru? Also, the super area numbers feel inflated. Should I insist on carpet area pricing? And are floor-rise premiums and PLC for higher floors really worth it, or just another way to add costs? Any experiences with these in Bengaluru?
