Is pre-launch pricing really a discount or just a builder's trick to lock funds? Everyone glorifies early-bird offers, but I'm looking at Kumar Properties in Dobarwadi. Aur sab hidden costs baad mein aate hain. Total acquisition cost mein PLC, floor rise, OC tak add karoge toh kya actual savings hoti hai? Change my mind.

Sahi keh rahe ho, experience varies a lot. But my cousin faced a nightmare in Sinhagad Road with a pre-launch. Builder kept extending possession dates, and then demanded extra 'amenity charges' at the last minute which weren't in the initial agreement. Totally agree with this post! Pre-launch sounds great on paper, but after all the extra charges – PLC, floor rise, development charges, GST – the final amount always shoots up.
