Pre-launch pricing in Noida feels like a gamble sometimes. I'm based in Dubai, eyeing an investment 2BHK from Aadvi Group in Eta I, around ₹75L. I can't do a site inspection myself, so rely on ground intel. Is buying during pre-launch truly better value, or do builders offer similar spot discounts closer to possession? For an investor, is that early-bird advantage real, or just hype? What's the community's experience on total cost of acquisition comparing both these options?

I agree with the caution, but not all pre-launch is bad. My friend got a great deal for a 3BHK in Alpha-II Commercial Belt during its pre-launch. Builder reputed tha, aur time pe deliver bhi kiya. So, it's builder-dependent. For Aadvi Group, I'd say proceed with extreme caution and get

Bhai, mera ek friend फंसे हुए है ऐसे ही pre-launch mein. He booked in Alpha I Greater Noida 4 saal pehle, bola tha 2 saal mein possession. Ab tak wait hi kar raha hai. Uska paisa block ho gaya hai aur rent bhi de raha hai. Investor ke liye toh double maar padti hai.
Totally agree with U1. Builder ka track record bahut important hai. Aadvi Group ka record utna strong nahi hai jitna kuch bade builders ka. Nervous hoon main bhi.
