Is pre-launch pricing still the best way to get a deal in Bangalore?
₹1.5 crore for a 3BHK on Sarjapur Road feels like a lot, even with Metro Phase 3 coming. I'm looking at Keya Homes and others in Whitefield. My strategy usually involves pre-launch deals, thinking I'll get a better price. But abhi lag raha hai, is early-bird pricing actually a real discount anymore? Or does the market just catch up, aur builder later on spot discounts de deta hai? Also, negotiation pe kitna scope hai in Bangalore? I've tried pushing for a 5-7% reduction, but builders don't budge much for new projects. Kya kisi ko experience hai ki hidden charges, like those unexpected possession costs, can eat up any negotiation benefit? Trying to calculate the total acquisition cost accurately, not just the base price. Any advice on squeezing out a better deal?

Yaar, I completely agree with the original post. This 'pre-launch' hype feels like a marketing gimmick now. I looked at a project near Attibele, they quoted a 'pre-launch' price that was barely 2-3% lower than what they listed a few months later. Plus, the amenities were all vague. It's like they just want to block your money early. Does anyone actually get a significant discount anymore?
Sahi baat hai bhai. My experience too. Pre-launch is a trap
