Ready-to-move properties feel like the only sane option these days, honestly. Fed up of renting, landlord ne fir rent badha diya. I'm finally taking the plunge. Dekh raha hoon New Delhi mein DLF Kings Court aur Aero View Heights. Kings Court toh ready hai, but price tag dekh ke darr lagta hai. Aero View under-construction hai, par usmein possession risk kitna hai? Builder ka track record kaisa hai Aero View ka? Long-term investment, say 5 saal mein, kiski appreciation better hogi? EMI vs rent ka math toh ab clear hai, bas sahi project choose karna hai. Any thoughts?

Exactly! Aero View Heights ka builder track record main bhi puch raha tha. Agar builder reliable nahi hai, toh kitna bhi sasta ho, risk bahut badh jaata hai. Alaknanda mein bhi aise kuch projects the jo stuck ho gaye the. Koi information hai Aero View ke baare mein?
Personally, I'd always lean towards ready-to-move, especially for peace of mind. EMI start hote hi ghar mil jaaye, that's a huge relief. Kings Court ka price high hai, agreed, but at least you know what you're getting. Iska maintenance charge kitna hoga, kisi ko idea hai?
Ready-to-move ka comfort toh hai, no doubt. But budget constraint bhi toh real hai. Agar Aero View mein achha deal mil raha hai aur builder credible hai, toh thoda risk le sakte hain. Kisi ko pata hai Aero View ka builder kaun hai aur uska previous record kaisa hai?
Sahi keh rahe ho. Mera ek cousin under-construction mein invest karke phans gaya tha 2019 mein. Builder ne itne excuses diye, COVID ka bahana, material cost ka bahana, abhi tak possession nahi mila hai. Uska rent bhi ja raha hai aur EMI bhi. Isliye RERA-registered projects ka track record aur builder ki reputation check karna bahut zaroori hai, especially in current market conditions where construction costs are fluctuating. Ready-to-move mein transparency zyada hoti hai.
Yaar, totally relate to the rent struggle. Landlord ne bhi mera dimag kharab kar rakha hai. Kings Court ka price sunke toh dil baith jaata hai, itna budget toh nahi hai mera. But Aero View mein possession risk kitna hai, yahi samajh nahi aa raha. Koi batao please?
Dekho, Kings Court toh 2017 mein hi possess ho gaya tha, RERA number hai DLRERA2020A0001, so no possession risk there. But haan, 12.7 Cr se shuruat hai, which is crazy for first-time buyers. Uski quality aur location ka premium hai, Anand Niketan ke paas hai na. Under-construction mein agar builder ka track record theek na ho, toh 5 saal kya, 10 saal bhi lag jaate hain. Mera ek dost फस गया था ऐसे ही, 3 saal late ho gaya uska project.
Haan bhai, same pinch! Rent increases are insane. Kings Court is out of budget for most of us. Under-construction ka risk hi sabse bada headache hai.
