Is rental income still viable in Bengaluru?
I'm looking to invest in Bengaluru property for rental income, but being based in Dubai, I can't do site inspections myself. My budget is around ₹1.2 Cr for a 2BHK, perhaps in an area like Ulsoor. I'm seeing rental yields quoted around 3-4.5%, which seems decent. Honestly, I'm concerned about the ground reality, especially managing it remotely. Is it genuinely easy to find reliable tenants and handle maintenance without being physically present? I'd rely on a property manager, but are broker charges eating too much into profits? Can one actually rent directly from landlords or do brokers gatekeep everything? With the high deposits now, is the market stable for landlords, or are disputes common? Any real experiences with property managers or renting out remotely would be really helpful. Is investing for rental income still a sound decision here?
