Is rental property investment still worth it in Noida Extension?

The rental market in Noida Extension is just wild right now. My friend's 2BHK in a good society near Sector 150 saw rent jump from ₹18k to ₹25k in one year. Matlab, this is a 30-40% hike! Landlords are demanding so much. Is this justified when property prices are up only 5-10%? My parents say rental yield has always been low here, like 2-4%. Honestly, I'm thinking of buying a flat for rental income, but with these EMIs and maintenance, is it even worth it for a new investor? Kya others bhi same cheez face kar rahe hain?
