Not proud of this but I almost got duped by a pre-launch scheme a few years back. Kids have moved out, and I'm looking to downsize to a compact flat, maybe Uniwest Infratech's Northwind Sanctuary, but I'm super wary. The builder delayed our previous project by almost two years. What are your real options under RERA for delays? Is filing a RERA complaint actually effective in Greater Noida, or just a paper exercise? Also, what title verification steps do most people miss before paying anything? Don't want to get stuck again.

RERA toh bas naam ka hai Greater Noida mein, mere experience se. Humne bhi complain file ki thi ek builder ke khilaaf for a project in Alpha II. Order toh mil gaya compensation ka, but builder ne delay kar diya payment. Ab phir se enforcement ke liye daudna pad raha hai. It's a long, frustrating process, not a quick fix.

Bhai, Uniwest Infratech ka naam sunte hi darr lagta hai. My cousin booked a flat with them near Ajayabpur, aur abhi tak possession nahi mila hai, 3 saal ho gaye! Northwind Sanctuary ke liye toh aur bhi cautious rehna padega.
