Is RERA enough to trust a builder's track record?
Not proud of this but I almost got duped by a pre-launch scheme. Now that the kids have moved out, we're selling our big house and looking for a manageable 3BHK in Noida, maybe Sector 150. Honestly, after 25 years in our current home, the thought of navigating new construction issues is daunting. We're eyeing projects around ₹1.5 Cr. I thought RERA meant everything's sorted, but someone mentioned Syndicate Buildcon's past delays. How do you *really* check a builder's legal track record? Is just checking the UPRERA site enough for something like Gaurs Sports Wood, or are there hidden red flags? What are my actual options if a builder delays possession? Is filing a RERA complaint effective, or is it mostly on paper? We just want a peaceful, low-maintenance place.
