Is RERA registration enough for legal peace of mind?

Whitefield properties keep coming up every time I shortlist something for investment. I'm based in Dubai, so can't do site visits easily. Everyone talks about RERA, but is just checking the registration number enough? I'm looking at Shapoorji Pallonji Parkwest Cedar Tower 8, and also Vrise Constructions Llp projects. My biggest fear is legal issues, especially title clarity and encumbrance certificates. Builders push hard for payments, but what if the land isn't clean? Feels like many skip real legal due diligence. Change my mind.
