RERA is supposed to protect buyers, but actual recourse is tough, no? My possession for Sattva Lake Ridge was delayed 3 months. Finally got it in March. Filing a RERA complaint for compensation was a huge hassle. Is it even worth the time and effort for such delays? Kitna time lagta hai for resolution, yaar?

U1, so what did you end up doing after getting possession? Did you pursue the RERA complaint further or just let it go for the 3 months?
U9 makes a very valid point. It's a catch-22 situation. You don't want to spend years fighting for a few lakhs, but you also don't want to let them get away with it. The hassle of RERA is a deterrent for many, especially first-time buyers who are already stretched thin financially and mentally. Maybe a collective complaint by multiple buyers from the same project might have more weight? I heard someone from an Alwal project did that successfully.
I think the real issue here is the time and effort. For a 3-month delay, which is relatively minor, going through the whole RERA process might feel disproportionate. But on the other hand, if no one complains, builders will continue to take buyers for granted. With current market conditions in Hyderabad, where demand is still high, builders have less incentive to be super proactive with compensation unless forced.
U7, easier way toh koi nahi hai. But some builders, if they have a good reputation to protect, might settle if you push hard enough without RERA, or with just the threat of it. But Salarpuria Sattva is pretty big, they might just absorb the RERA hit. It depends on the builder's current financial health and project pipeline too.
U6, 2 years for enforcement? That's insane! So even if RERA rules in your favor, there's no guarantee you'll actually get the compensation quickly. This is what scares me as a first-time buyer. Kya koi easier way nahi hai to recover money from these builders?
My experience with RERA for a project in Begumpet was even worse. The builder just stopped responding after the first hearing. RERA issued an order for compensation, but enforcement is another battle altogether. It's been 2 years since the order, and I'm still running around. The legal fees and mental stress make you question if it's worth pursuing for 'just' 3 months. For Sattva Lake Ridge, a 3-month delay is frustrating but comparatively less than what many others face.

U3, you're right to be worried. Salarpuria Sattva is a big name, headquartered in Bengaluru, so you expect better. I was seeking the standard 10% interest on the amount paid for the delay period, which RERA allows. But they just kept saying 'we'll adjust in maintenance' or 'it's a minor delay'. Before RERA, builders almost never offer anything substantial voluntarily, you have to fight for every rupee. Woh pehle toh bas excuses dete hain. It's a mental game more than anything.
Bhai, this is exactly my fear. I'm looking at a property near Attapur and the builder has a few projects already delayed. Agar Salarpuria Sattva jaise established builder (founded in 1986, right?) bhi delay kar rahe hain, toh chote builders ka kya haal hoga? What was the compensation you were seeking, and did they offer anything before you thought of RERA?
