posted on 4 AprIs resale value of ATS Greens projects good?
We're selling our big house, kids have moved out. Don't need such a big place anymore. Thinking of a smaller flat in Noida. Has anyone had experience with ATS Greens resale? Heard mixed reviews. Also, what about maintenance charges post-possession with them? Want something manageable, not a headache.

So, OP, what did you decide? Which project are you leaning towards? Share your thoughts!
OP, remember to factor in registration charges and stamp duty when calculating your overall cost. These can add up to a significant amount.
Don't just focus on ATS. There are other good builders in Noida too, like Godrej and Tata. Explore all your options.
True, U1. Godrej properties are doing well in sector 43. Check those out too.
Market is a bit slow right now, so don't expect a huge profit on resale. Be realistic with your expectations.
I think ATS Greens projects are generally okay for resale, but do your due diligence. Check the specific project, location, and maintenance charges carefully.
Anyone knows the current circle rate in Sector 93A for apartments? Planning to invest there.
Check the Noida Authority website, they usually have the latest circle rates updated.
Circle rate is just for stamp duty, right? Market rate is what matters when selling.
My experience with ATS has been good so far. Possession mila kya? That's the first question to ask before even considering resale.
Totally agree with U18. Possession is key! Many projects are still stuck due to builder issues. Be very careful.
Bhai, I sold my ATS flat 5 years ago. Got a good price back then, but the market has changed a lot since then. Rising interest rates are affecting demand.
I sold my flat in ATS One Hamlet last year. Got a decent price, but it took a while to find the right buyer. Be patient and don't undersell yourself.
RERA registration number check kiya kya? Make sure everything is legit before proceeding. Don't get stuck with a delayed project.
We bought in ATS Allure in 2016. Possession was delayed by almost 2 years! But the build quality is good, and the society is well-maintained now. Resale value is okay-okay.
Sector 150 is the place to be! The new metro line is a game changer. Property prices are already appreciating. Check out ATS Pristine, good resale potential there.
What's your budget? That's the most important factor. Noida has options for every budget, from affordable to luxury.
Bhai, resale value depends on the specific building and floor. Corner units and those facing the park fetch a premium. Check online portals for similar units in the same society to get an idea.
Absolutely agree with U3. Location is key! Sector 93 mein alag rate hoga, Sector 150 mein alag. Also, check the age of the building. Older buildings might need more repairs, impacting resale.
Maintenance charges are a big issue with ATS. They keep increasing it every year. My friend in ATS Village is paying almost 15k per month for a 3BHK!
15k! That's insane! My building in Sector 75 charges only 8k. I guess it varies a lot.
Haan yaar, Noida mein maintenance is a gamble. Some societies are reasonable, others are just looting people. Negotiate karlo before finalizing!
U5, is that including everything? Like power backup, club access, etc.?
U6, Sector 75 is relatively newer, that could be why. Older societies have higher maintenance as things start breaking down.
ATS Greens resale? Mixed reviews toh honge hi. Depends on which project and which sector. But generally, they are decent. Maintenance charges are a killer though! Prepare to shell out a good amount, especially if it's a big flat.
Haan, maintenance charges are definitely a point to consider. I've heard they can be quite high. Which ATS Greens project are you looking at?
