Is Rohan Leher 2 genuinely good to live in?
Budget finalised, loan pre-approved – now stuck on Rohan Leher 2, Wing F G H I J. Dekhne mein toh project sahi lag raha hai, but I'm worried about the actual daily living experience. It's around ₹1.91 Cr, which is a big amount for my first home. Jo amenities dikha rahe hain, like the clubhouse and gym, are they actually well-maintained and usable? Or just for show? I've heard some societies neglect them after a while. Also, neighbourhood ka kya scene hai? Schools, hospitals kitne paas hain? My parents keep saying location is key, and I don't want to regret it later. Society ka vibe kaisa hai, friendly log hain ya sab apne mein rehte hain? Any current residents here who can share their honest feedback? Matlab, is it truly a good home or just good on paper?

I agree with the original post, it's a huge decision for a first home. My parents also stressed location, and they were right. For Rohan Leher 2, you need to physically check the surrounding area at different times of the day. Is it peaceful in the evenings? How's the traffic during peak hours towards schools or hospitals? There's a good hospital about 15-20 mins away, but traffic can be a nightmare. Don't just rely on what the agents say. Talk to shopkeepers, auto drivers nearby. They often give the most honest picture of a neighborhood. For ₹1.91 Cr, you should be getting peace of mind, not just a flat.
The price range is listed as ₹1.9 Cr to ₹1.9 Cr, so it's pretty fixed. My main concern is the actual usable area for that price. What's the carpet area like in Wing F G H I J? And has anyone checked if there are any major structural issues reported over the years, given it's a 2018 possession?
Honestly, at ₹1.91 Cr, for a project completed in 2018 with 50 units, I'd be very cautious. The market has changed a lot since then. New projects in areas like Akurdi are offering better amenities and sometimes even better pricing for what you get, considering the appreciation potential. Check the RERA number P52100000705, it confirms the details. My friend bought a flat nearby in 2017 and faced constant issues with water supply after the builder left. Make sure to talk to existing residents, not just the sales team.
Exactly! My brother bought in Anand Nagar, builder promised everything, but after 2 years, no one cares. Amenities are just there for namesake. For such a big amount, future maintenance is key. Plus, 50 units means a smaller corpus for society maintenance, maybe?
That's a valid point about market conditions. Resale value is something to consider for sure.
I visited a flat there recently, Wing F. The flats themselves felt well-built, and the possession date was back in 2018, so it's a fully settled society. That's a plus, no construction noise or delays to worry about. The common areas looked decent enough when I went, but yes, a quick visit doesn't tell the whole story. The location is quite good, close to Hinjewadi, which is a plus for many. But the price is definitely on the higher side for a 2018 project.
Good to know it's settled. How was the vibe? Did it feel like a friendly community or more isolated? That's important for first-time buyers like us.
2018 possession? That's old. Any issues with the build quality since then?
Yaar, exactly my thoughts! Rohan Leher 2 sounds good on paper, especially with that ₹1.91 Cr budget, but like you, I'm worried about the 'after-sales' experience. Amenities ka kya fayda agar use hi na kar payein? My cousin bought a flat in Ambegaon, and their clubhouse is always locked, just for show.
Maintenance is a big deal. Once the builder hands over, it's all on the society. And sometimes, societies struggle to keep up. I've seen it happen in many places, even good ones. What about the maintenance charges there, does anyone know?
Sahi keh rahe ho. Builders promise the moon, but ground reality is often different.
