Is Roots Courtyard 2 worth the premium?
Did a site visit to Roots Courtyard 2 last weekend. I'm currently in a 2BHK in Sector 70 and thinking of upgrading, and the ₹3.13 Cr–₹3.36 Cr price tag for this upcoming project is a big jump. Is it genuinely good to live in daily, or just looks good on paper? I mean, are the amenities like the clubhouse and gym actually useful, or are they just for show, you know? Plus, I'm already looking at schools for my kid, so how's the neighbourhood quality? Are there good schools and hospitals nearby? Honestly not sure if this premium is really justified. Already have a home loan so the EMI will be huge. Any thoughts?

It's a tough call. On one hand, it's a new project, so you get all the modern designs and amenities, which might be a good upgrade from Sector 70. But the price is definitely steep. Have you checked out any other projects in the vicinity, maybe slightly older ones that are already delivered, to compare the actual living experience versus the promised one? What about resale value in that area after 5-7 years?
What's the effective price per sqft they are quoting? And how does it compare to ready-to-move options around Airport Road, Sector 102?
Haan, exactly. Plus, these are base prices. Add PLC, floor rise, club membership, parking, and GST. It will easily cross ₹3.5 Cr. For a project with only 197 units, the maintenance post-possession might also be very high.
Roughly, if it's 1800 sqft, then it's coming out to be around ₹17,000-18,000 per sqft. For Airport Road, Sector 102, ready-to-move projects are already touching ₹16,000-20,000 depending on the builder and specific project, sometimes even higher. So, for an upcoming project, it seems a bit on the higher side, especially with a 2028 possession date. You're paying today's premium for a future promise.
Upcoming projects se darr lagta hai. My friend booked in another 'premium' project near Badshahpur 4 years ago, still waiting for possession. Builder ne bas dates pe dates di hain. Roots Courtyard 2 ka possession date 2028-03-01 hai, but with only 197 units, will they even deliver on time? RERA number GGM/770/502/2023/114 hai, but RERA bhi kitna enforce kar pata hai, pata nahi.
Totally agree! Builder ki reputation sabse pehle dekho. Upcoming projects mein toh risk factor double ho jaata hai.
Which builder was your friend's project with? It's really important to know the track record. That's my biggest fear with new projects.

Same doubt! Amenities ka kya fayda agar maintenance itna high ho aur use hi na kar paao. Mostly it's just for the brochure.
Bhai, premium toh lagta hai, but location dekho. Near Dwarka Expressway, connectivity achhi ho jaegi. And the builder has some decent projects in their portfolio, so quality might be there. Amenities toh mostly show ke liye hi hoti hain, but some can be useful. Schools ka pata karna padega, but generally us area mein options hain.
