Okay I'll be honest — I almost fell for a pre-launch 3BHK deal near Hinjewadi. My wife and I need more space for the kids, school admission pressure bhi hai. Thought under-construction saves money. Just checked RERA. But I found RERA check isn't enough. My hack: deep dive into the builder's *past* projects. Check actual completion, OC status, and resident reviews for water/power/maintenance. Saw an Aqura Builder & Developer project; their older ones had OC delays, complaints. Big red flag. This made us rethink UC. Ab we're leaning towards RTM, even if pricier in Baner or Kothrud. For kids' safety and peace of mind, is RTM worth the extra cost? Any other builder track record checks beyond RERA?
