₹1.1 crore for a 3BHK in Kukatpally from Salarpuria Sattva, pre-launch offer hai. I work in real estate, but when it's for myself, I get extra cautious. Is pre-launch truly a discount, or just marketing hype? I'm looking at a 1800 sqft super area, which immediately makes me think about the super area vs carpet area trap. Builders ka yeh game I know well. Kitna carpet area realistically expect kar sakte hain for this super area, especially for projects near ORR? Pehle toh 70% carpet area rule tha, abhi kya chal raha hai? And these floor-rise premiums, are they really worth it for a higher floor? Yaar, just want to avoid any hidden surprises.
