Is Sattva Lake Ridge a wise first investment in Hyderabad?

Budget finalised, loan pre-approved – now stuck on Sattva Lake Ridge as my first investment property. I'm looking at it for long-term wealth creation, not immediate stay. What's the real capital appreciation potential here? Developers are quoting high, but I'm honestly not sure if those numbers are realistic for an upcoming project. Also, what kind of rental yield can one actually expect once it's ready? And the big one: how liquid do you think the resale market will be in 5-7 years? Ab samajh nahi aa raha if it's the right move for my first property.
