The pre-launch pricing for Sattva Lake Ridge felt quite aggressive already, not sure if current rates justify the investment. I'm eyeing a 2BHK there, but worried about actual rental yield. Hyderabad mein rental returns waise bhi thoda tight hain for new projects. Kya kisi ko actual rental income ka idea hai for similar properties nearby? Sattva ka delivery track record kaisa hai, especially with upcoming projects? Recent TGRERA news about delays makes me nervous. Don't want my capital stuck for years. What's the real under-construction risk here? Is there enough capital appreciation potential left, ya sab already priced in hai?

Yaar, I've been eyeing Sattva Lake Ridge too and exactly felt the same. Pre-launch rates were already high, ab toh lag raha hai aur badh gaye honge. Rental yield ka toh soch ke hi darr lagta hai, especially for a 2BHK. Hyderabad mein itna supply hai, I doubt anyone is getting great returns from new projects near Gachibowli.
