Is Sector 10 Noida really worth the price tag?

Sector 10 seems expensive compared to other Noida areas. Are the property prices justified, or is it just hype? I'm considering buying there, but honestly not sure if the ROI will be good. What's the real rental demand like? From my experience, location matters, but the data shows prices can be inflated. Also, how reliable is the power supply there? I've heard about frequent power cuts. Is it worth the premium with these issues? Should I look elsewhere?
