Is Sector 107 truly worth the premium?

Noida Sector 107 feels seriously overpriced for 2BHKs right now. I'm currently in a 2BHK near Sector 78, thinking of upgrading. My budget is ₹80L–1.5Cr. Everyone talks about Sector 107's hype, but I don't see the value for money compared to some other areas in Noida Extension. Are those projects really offering something unique to justify the price jump? I already have a home loan, so every extra EMI matters. What's the ground reality for 2BHK buyers there? Change my mind.
