Is Sector 124 pricing justified for first-time buyers?

My landlord just hiked rent again, so I'm finally taking the plunge. Looking at Sector 124 flats, maybe a 2BHK. Prices feel steep, around ₹75L-₹1Cr. Is that justified given it's mostly commercial? What's daily life like there? And honestly, how easy is it to sell later if needed? Worried about resale value.
