Is Sector 150's growth just Jewar Airport hype?

Since January I've been shortlisting flats in Noida, mostly around Sector 150. My parents keep saying Jewar Airport and FNG Expressway will make prices shoot up like crazy, especially near Yamuna Expressway. I'm looking at a 2BHK, maybe ₹80-90L budget. Builders like Godrej Properties are pushing this infra angle hard. But is it real, ya fir hype hai? Will these projects actually deliver significant appreciation soon? Or is it already priced in? Kya lagta hai?
