Is Sector 164 overpriced, honestly?

Okay I'll say what no one wants to. Sector 164 sounds great on paper, but is it *really* worth the premium? I'm selling my bigger place now that the kids have moved out and looking at something manageable, maybe a 2BHK near a decent hospital. Shivkala Group has a project there. Everyone glorifies the expressway access, but nobody talks about the actual living experience. Resale of my existing property is key. Change my mind. Is it worth it? Disagree? Tell me why.
