Is Sector 25 Dwarka's 3BHK premium justified?

I'll be honest, I'm eyeing 3BHKs in Sector 25 Dwarka. My current 2BHK feels cramped. Prices hit ₹2.5-3Cr there. Is that justified for the area? What's the investment potential over 3-5 years? And the resale market – is it liquid? Not sure if that price jump is truly worth it.
