Is Sector 47 Mohali overrated for investment?

Is Sector 47 in Mohali really the investment goldmine everyone claims? Honestly, I'm looking at a 2BHK there, around ₹1.1 Cr, but my parents keep saying prices are way too high for what you get. Everyone talks about Mohali's job growth and rising sentiment, but what's the actual ROI for a 3-5 year hold? Will it genuinely appreciate like other developing sectors here? Not sure if the rental demand for professionals is strong enough to justify current prices. Change my mind.
