Is Sector 63 worth the premium for family amenities?
Honestly, I'm kinda lost with all the options for upgrading my home in Mohali. Currently in a 2BHK in Sector 69, but family badh rahi hai, so thinking of a 3BHK or even a small villa in Sector 63. Already have a home loan, so EMI ka bhi darr hai. I've seen some properties there, prices seem on the higher side, but the area looks established. My biggest concern is the daily practicalities for my family. How are the schools around Sector 63? Are there good hospitals nearby for emergencies, ya phir kaafi dur jaana padta hai? And what about the food scene? Are there decent sabzi mandis and supermarkets easily accessible, ya phir sab kuch drive karke jaana padega? Is the premium for Sector 63 really justified for these amenities?

Infrastructure ka kya scene hai Sector 63 mein? Roads aur drainage system kaise hain? I've heard some areas in Mohali get waterlogging during monsoon. Is Sector 63 immune to that, ya phir same issues hain
Be careful everyone! I almost bought a flat in Sector 63 two years ago. The builder promised so many amenities and a quick possession, but the project is still stuck. RERA number check karna bahut zaroori hai. My friend bought in a different project nearby, and even after possession, the maintenance charges are astronomical, and the promised facilities like clubhouse and swimming pool are half-built. It's not just the premium price, it's the hidden costs and builder reliability that worry me the most. Make sure you do thorough due diligence on the builder's past projects.
Honestly, I moved to Sector 63 a year back from Sector 70, and the difference is night and day. My kids go to Oakridge International, which is super close, and Fortis is just a 10-minute drive. For daily needs, there's a big Best Price and multiple local sabzi mandis within 2-3 km. Plus, the overall vibe is much more peaceful and green. It feels like a proper family area, which justifies the slightly higher price for me. The connectivity to Chandigarh is also a huge plus. My previous area felt a bit isolated sometimes, but here everything is accessible.
U7, fees are definitely on the higher side, like most international schools. But for admissions, if you apply early, it's manageable. My son got in last year without much hassle. They do have a waiting list sometimes, so better to check their website or visit. Worth it for the quality though.

Yaar, I'm also eyeing Sector 63 Mohali but the prices are just too much, especially for a first-time upgrade. EMI ka tension toh hai hi, but is the 'premium' really worth it when you can get something bigger in say, Sector 82 or even on Airport Road side (Ambala-Chandigarh highway side, not Gurgaon)? Schools aur hospitals toh theek hain, but daily grocery ke liye kitna drive karna padega?
