Is Shriram's construction quality actually consistent?
Construction quality is always my biggest worry, even working in this industry. I'm looking at Shriram Chirping Grove and Pionier Green Bay in Bengaluru. Heard Shriram's quality can be hit or miss, especially with finishing. For Pionier, are the hidden charges manageable or do they surprise you at possession? I know what builders don't tell you, but looking for actual buyer experiences.

It's a tough market for first-time buyers, for sure. For Shriram, it's always best to visit completed projects and talk to residents directly about their experience. For Pionier, with zero projects, the risk is significantly higher. You'd need to do extreme due diligence – check all legal documents, RERA approvals, and financial stability of the promoters. Don't rush into anything just because the price seems attractive.
Regarding Shriram Chirping Grove, what about the specific location? I heard it's near Aavalahalli. Is the connectivity good for daily commute to tech parks? Also, with the current high interest rates, are prices still holding up there or is there some room for negotiation? Every penny counts for us first-time buyers.
U7, Chirping Grove is indeed near Aavalahalli, connectivity is decent but traffic can be a nightmare during peak hours, like any other part of Bengaluru. One of my colleagues bought there last year. He said the overall structure is good, but yes, some finishing issues were present, especially with bathroom fittings and kitchen tiling. As for prices, high interest rates have definitely made buyers hesitant. I've seen some developers offering slight discounts or absorption of registration charges to move inventory, but Shriram usually holds firm. Still, no harm in trying to negotiate, especially on amenities or fittings.
Coming to Pionier Green Bay, my biggest red flag is that they have 'Total projects: 0' as per Propmyna's data. How can a builder with no prior projects assure quality or timely delivery? And the hidden charges part is even scarier with new builders. Has anyone taken the plunge with a builder like this before? What kind of 'surprises' should I brace for at possession, if any?
Bilkul sahi, zero projects matlab zero trust. Stay away from new players unless you have solid references.
U4, you hit the nail on the head. 'Total projects: 0' is a huge red flag for me too. A friend of mine booked with a new builder in Adigara Kallahalli who had no prior track record. They got stuck with endless delays, cost escalations, and then a massive 'maintenance setup fee' at possession. Be super cautious with Pionier, zero projects means zero trust in my book.

Haan bhai, Shriram ka reputation mixed hai. Sometimes good, sometimes not so much. It's a gamble.
Totally agree with U1! My friend bought a Shriram property in Akshayanagar a couple of years back. Structure was fine, but interior finishing, especially paint and plumbing fixtures, was quite shoddy. They had to spend a good amount post-possession to get things fixed. So yeah, 'hit or miss' is accurate for Shriram, it seems.
