Is Signature Pristine's construction quality actually good?
Is Signature Pristine's construction quality actually good? I bought this flat for investment, thinking long-term rental income. Possession was in March, and honestly, abhi se kuch minor cracks dikh rahe hain walls pe already. The clubhouse amenities, jo brochure mein bade bade dikhaye the, are still not fully operational. Maintenance charges toh poore le rahe hain, but service quality isn't matching up. For an investor, this really affects resale value and tenant attraction later. Does anyone else face these issues with new projects in Bengaluru? Thinking about future maintenance costs, will it eat into my ROI?

It's a tough situation, U1. For an investor, these issues directly hit your pocket. My advice would be to document everything, take photos of the cracks, and formally complain to the builder. Mention the RERA number in your complaint. If they don't respond, escalate it to RERA. Many times, builders act only when legal pressure is applied. What did the builder say when you pointed out the cracks?
Bengaluru's real estate market has been booming, but quality control seems to be taking a backseat for many developers trying to meet demand. My friend had issues with water seepage in a project near Adigara Kallahalli within six months of moving in. This is a serious concern for first-time buyers like me.
True, the market is hot, but builders shouldn't exploit that. It's our life savings going into these homes. We need better consumer protection for these kinds of quality issues.
Water seepage? That's a nightmare! Cracks are one thing, but structural issues like seepage can be very expensive to fix. These stories are making me reconsider buying a new construction.
I heard about Signature Pristine from a broker. He mentioned they finished 156 units pretty quickly. Sometimes, rapid construction can compromise quality. Did you check reviews before buying, U1? Or was it based purely on location and investment potential?
Totally agree with U1. My cousin bought in another builder's project in Akshayanagar and faced similar problems. The finishing was so poor. They had to spend a lot post-possession to fix things up. Is the price range of 82 L to 1.3 Cr justified for Signature Pristine if the quality is like this?
Exactly what U6 said. My budget is around the lower end of that range, and I can't afford unexpected repair costs. This makes me so nervous about buying a new flat. Kya karein?
No way! For that price, you expect top-notch quality, not 'abhi se cracks'. Plus, if they're charging full maintenance but amenities aren't ready, that's just unfair. This affects rental yields badly.

Absolutely, this is a common issue with many new projects, especially those that rush possession. They just want to close the sales. These minor cracks are often superficial, but they indicate deeper issues sometimes. You should get a professional inspection done asap.
Bhai, similar story with a project near Aavalahalli. Builders promise the moon in brochures, but reality is something else. Amenities take ages to become functional, and by then, the novelty wears off. What about the RERA number for Signature Pristine? PRM/KA/RERA/1251/308/PR/281223/006516. Has anyone tried filing a complaint?
Oh my god, I was just about to consider booking a unit in Signature Pristine, but this is so disheartening to hear. Cracks so early? That's a huge red flag for construction quality. Mera budget bhi tight hai, aise mein extra repair costs kaise manage honge?
