Is Sobha's construction quality actually worth the extra premium?
Currently in a 2BHK in Whitefield and thinking of upgrading to a 3BHK before year-end. Already have a home loan, so this jump to ₹2 Cr feels heavy. Checked Sobha Limited near Sarjapur Road and Prestige Group in Whitefield. Sobha quoted ₹2.1 Cr, and finishing felt top-notch. But Prestige is around ₹1.85 Cr, though a colleague warned me about wall seepage after three years... actually wait, not sure if that was just plumbing negligence. Kya Sobha ki construction quality really justifies that ₹25L extra, ya 5 years down the line sab same ho jata hai? Need honest ground reality from owners.

I visited three Sobha resale flats recently to see how they age after 7-8 years. Tiles, door frames, and external paint really hold up better than most builders, you can see the difference in common areas. But Prestige societies have much better open spaces and vibrant communities, which matters if you have kids. Dil keh raha hai Prestige le lo and save money, but dimaag says Sobha will cause fewer maintenance headaches down the road. Did you finally decide which one to visit again this weekend?
Are both of these ready to move or under construction? Because if it is under construction, rent plus EMI will kill all your monthly savings.
Exactly, SBI did a valuation cut for my friend's flat last month and he had to arrange 6 lakhs cash suddenly. What if that happens here too?
Post says upgrading before year-end, so most likely ready to move or very close to possession. Still, bridging that 25L gap on existing loan is terrifying if bank valuation comes lower than builder price.
Current market in Bengaluru is crazy right now, prices are jumping every quarter because of IT corridor expansions. Even in peripheral pockets near Adigara Kallahalli rates are shooting up without any clear civic infrastructure. Agar budget stretch ho raha hai, toh you should be very careful.
Honestly, Prestige ka seepage issue sunke darr lagta hai. My cousin took a flat in Whitefield from a reputed tier-1 builder, and within 3 years, master bedroom wall had damp patches because of plumbing faults behind the tiles. Agar 1.85 Cr deke bhi seepage fix karwana pade, toh what is the point? Sobha uses in-house manufacturing for doors, windows and finishes, so their quality control is strictly monitored compared to subcontractors. But is that peace of mind really worth paying 25 thousand extra every month as EMI? I keep changing my mind every single day.
Bhai 25L is not a small amount, especially jab already ek home loan chal raha hai! Even I am looking at properties near Akshayanagar and every extra 5 lakhs is giving me sleepless nights. But Sobha ki German pre-cast technology sun ke lagta hai quality toh solid hogi. Did they mention if that 2.1 Cr includes registration and car parking?
Haan bilkul, parking and clubhouse charges alone add around 7 to 8 lakhs easily. Mera budget bhi tight tha, and trust me, hidden costs at the time of agreement can totally wreck your peace of mind.
No yaar, builder quotes usually exclude registration and interiors, toh maan ke chalo final 2.3 Cr cross karega. Maine Aavalahalli side ek project dekha tha, basic cost me 15% alag se jud gaya last me. My hands were literally shaking while calculating the revised EMI.
