₹90 lakh for Suncity Vatsal Valley independent floors — is this a good deal? I'm currently in a 2BHK, thinking of upgrading for a 3BHK. Yaar, is it genuinely good to live in daily, ya phir sirf paper pe accha hai? Amenities jaise gym, park, clubhouse, kitne useful hain? Community vibe kaisi hai wahan ki? Already have a home loan, so this premium has to be worth it.

I visited their site last month. Construction looked okay from outside, but amenities were nowhere near completion. They were pushing hard for bookings, saying ki total units 288 hain aur jaldi fill ho jayenge. Made me a bit skeptical.
Your point about amenities not being complete is crucial. Builder ki marketing aur ground reality mein bahut farak hota hai. For an upgrade, the premium has to justify the space,
RERA number RC/REP/HARERA/GGM/510/242/2021/78 toh mil gaya, which is good. But kitna area mil raha hai 90L mein? Carpet area kya hai for their 3BHK independent floors?
Oh, itna kam? 3BHK ke liye 900-1000 sqft carpet area? Thoda tight nahi hoga for an upgrade from a 2BHK?
U4, 90L mein usually 1200-1400 sqft build-up area mil raha hai as per their sales team. Carpet area will be around 900-1000 sqft, for a 3BHK.
Location toh bahut acchi hai. Airport Road ke paas hai. Value appreciation toh hoga hi, for sure!

Dekho, current market conditions dekho Gurugram mein. Independent floors ki demand high hai, especially near developing areas. Price range ₹77 L – ₹1.2 Cr hai, so ₹90 L is in the middle. Agar builder ka track record theek hai, aur construction quality achhi hai, toh it's not a bad deal. But yes, due diligence is key, check their previous projects.
Sahi kaha, delays ka toh track record bahut builders ka hai. Mere friend ne Basai mein ek project liya tha, 2 saal late ho gaya. Always factor in at least a 6-month delay from the RERA date.

Exactly! Gym aur clubhouse ka kya fayda agar maintenance itna high ho? Aur Suncity Vatsal Valley ka possession date 2025 hai, toh abhi tak toh koi rehta bhi nahi hoga wahan proper. Community kaise pata chalegi?
