Is 'super area' just a builder scam in Bengaluru?

Visited a couple of projects near Doddanekkundi last Saturday. SJ CONSTRUCTIONS ka ek 2BHK dekha, ₹1.2 Cr bol rahe hain. Honestly, I work in real estate, but buying for myself is different, and this super area vs carpet area game still makes me mad. Everyone glorifies the 'luxury' amenities, but nobody talks about how builders inflate numbers. They quote price per super sqft, but the actual usable space is so much less. It's like paying for a 3BHK but getting a 2BHK carpet area. Is it only me, or is this the biggest hidden cost? How do you even negotiate when the base number itself feels so padded? Disagree? Tell me why.
