Okay I'll say what no one says – this 'super area' thing in Gurugram is pure eyewash. Kids moved out, I'm looking for a compact 2BHK in Sector 15. Builders quote on super area, but actual carpet area toh half bhi nahi lagta. Matlab, ₹1.5 Cr mein kitna usable space mil raha hai? Isn't this just a way to inflate per sqft rates? Change my mind.

My experience is a bit different. I bought a 3BHK in Basai last year. The builder was very clear about the carpet area vs. super area from day one. They even provided the RERA carpet area certificate which was helpful. While the super area was 1400 sqft, the carpet area was 950 sqft. The difference was significant, but at least it was disclosed. I understand the frustration, but isn't super area standard practice everywhere, not just Gurugram? Common areas like lifts, stairs, lobbies, clubhouses also cost money to build and maintain. Builders are just passing on those costs. The real issue is transparency, not the concept itself. What do you guys think?
Exactly what U5 said! I recently visited a project in Sector 70 and the builder quoted 1800 sqft super area for a 3BHK. When I asked for the carpet area, they reluctantly said it was 1050 sqft. That's a huge difference! They were charging ₹10,000/sqft on super area. If you calculate on carpet area, it's over ₹17,000/sqft! This is why first-time buyers like us feel exploited. It's not just about passing costs, it's about hiding the true cost per usable square foot.
Transparency is definitely a huge factor, you're right. But the percentage of common area is what's becoming ridiculous in Gurugram. In other cities, it's usually 20-25%. Here, it feels like 40-50% sometimes! That's where the trickery comes in.
Totally agree! I'm also looking for a 2BHK near Badshahpur and the difference between super area and carpet area is insane. They show you these fancy brochures with huge apartments, but when you check the floor plan, half of it is common area, walls, and what not. It's definitely a way to make prices look lower per sqft.
Absolutely! My cousin bought a flat in a project near Airport Road (Gurgaon side) two years ago. They were promised a 1200 sqft super area, but the carpet area was barely 700 sqft. He felt completely cheated because the per sqft rate looked competitive, but for the actual usable space, it was exorbitant. Now he advises everyone to only ask for carpet area prices upfront. It's a huge problem in Gurugram market.
