Is Supertech Capeluxe pricing fair now?

Since last year, I've been tracking prices in Noida Extension, especially Supertech Capeluxe. I'm looking at it purely for long-term appreciation. Has anyone tracked its price movement since launch? I'm seeing 2/3BHKs in the ₹69-79L range, but honestly not sure if that's a fair value now. How does its per sqft compare to other projects in the immediate vicinity? Worried about buying at peak and not seeing much capital appreciation from here. Any insights on its pre-launch vs current pricing would be super helpful.
