Supertech gets a lot of flak, I know. But ATS projects are so expensive! Currently in a 2BHK in Sector 74 and thinking of upgrading. Is the price jump to ATS Greens Village worth it? Heard so many stories about Supertech's construction quality issues, plaster cracks and all that. But ATS has its own hidden charges at possession, right? PLC and all those things. Honestly not sure which way to go. Both have good connectivity. Already have a home loan, so EMI is important. What does the community think? Should I just bite the bullet and go for ATS or is Supertech improving? What's everyone's experience?

Honestly, I'd lean towards ATS, but only if you can afford it comfortably. Don't stretch yourself too thin. Peace of mind is priceless.
Supertech? Run! Just run! Mera bhi same experience tha 2 years ago... Never again.
One thing I learned: Check amenities completion before booking, I made that mistake. Builder promised everything, but nothing was ready when I moved in.
So, what did you decide, OP? ATS or Supertech? Or something else entirely?
EMI is a big factor, I understand. Calculate the total cost, including all the hidden charges, for both Supertech and ATS. See which one is more manageable in the long run.
Have you considered resale flats in ATS? Sometimes you can find a good deal that way. Someone who needs to sell quickly might be willing to negotiate.
Resale is a good idea, U19. You can also avoid some of the initial hidden charges. But get a good lawyer to check the paperwork.
Noida mein toh builder log loot rahe hain! But seriously, do your research and don't rush into anything.
Current market conditions are crazy. Interest rates are rising, so your EMI will be higher than you think. Factor that in.
What's the possession status of ATS Greens Village right now? Anyone know?
Last I heard, they were handing over possession in some towers, but there were still delays in others. Check their website or call their sales office.
Website information is often outdated. Better to go to the site and talk to residents. Get the real story.

Supertech is improving? Haha, good one! I wouldn't trust them with my hard-earned money. ATS is a safer bet, even if it's more expensive.
Bhai, this builder ka track record bahut poor hai. Check RERA registration number and see how many complaints they have. Don't just go by what the sales guys say.
My personal experience: I bought a Supertech flat in 2015. Biggest mistake of my life. Delay after delay, and then when I finally got possession, the quality was awful. Plaster falling off, leakage... I would NEVER recommend them.
U8, which Supertech project was that? Need to know so I can avoid it!
It was Supertech Cape Town. Avoid at all costs! RERA mein bhi complaint dala tha, but nothing much happened.
RERA is a joke sometimes. They favor builders, not buyers.
Cape Town has had issues for years. I know a few people who are still fighting for refunds.
PLC charges are a scam, no matter which builder you go with. Negotiate hard! And get everything in writing.
Supertech vs ATS is a classic Noida dilemma! I feel you. ATS ka price is definitely a big jump. Sector 74 se ATS Greens Village... yeah, that's gonna hurt the pocket. But bhai, peace of mind bhi toh important hai. Supertech ka naam sunte hi darr lagta hai.
Totally agree with U1. Supertech? No way. Mera ek friend ka Supertech Emerald Court mein abhi tak issues chal rahe hain, and that's after years! ATS might be expensive, but at least you get what you pay for (mostly!).
Hidden charges toh har koi lega yaar. It's the Noida builder special! But seriously, have you looked at other options? Maybe something in Sector 150? Thoda newer construction, maybe better value?
Sector 150 is good, but connectivity is still an issue. Metro isn't fully there yet. And prices have gone up a lot recently. I'd stick with Sector 74 or look at ATS if you can swing it.
Haan, Sector 150 ka avg rate 7k/sqft hai abhi. Crazy! A few years ago it was way cheaper.
Metro work is happening fast though. Maybe worth the wait? But yeah, prices are already high.
Connectivity is improving, but social infrastructure is still lagging. Schools, hospitals... ATS area is more developed in that sense.
