Is the 3BHK premium in Noida justified?

Currently in a 2BHK in Sector 75, Noida. Thinking of upgrading to a 3BHK or maybe even a villa. Is the price jump worth it, honestly? Already have a home loan running. Kya kisi ko pata hai if rental yield on bigger apartments makes sense? Intellicity projects are tempting, but the OC charges are killer. Should I just stick with what I have?
