Is the 3BHK price jump in Greater Noida justified?

The premium for 3BHKs in Greater Noida feels steep right now. I'm currently in a 2BHK in Alpha II and honestly, we're outgrowing it. Thinking of upgrading to a 3BHK or even a villa, maybe in Noida Extension or near Yamuna Expressway for better future prospects with Jewar Airport. My budget is around ₹1.5Cr for a 3BHK. Looked at some Godrej Properties and Gaursons projects. Is the price jump to ₹1.5-2Cr for a 3BHK really justified? With EMI on my current home loan, a new one feels heavy. Should I wait? Or is this the time to jump in before prices rise more? Any real experiences with ROI or construction quality in these areas for bigger units?
