Not just the show flat finish, but real-world stuff like seepage or plaster cracks. And post-possession maintenance charges – are they reasonable or do they just keep increasing? I think the premium for these big brands is partly for the perceived 'peace of mind', knowing the project won't get stuck like many others have in the past. But 1.5 Cr for 3BHK in Sector 150 is definitely on the higher side, especially when you compare it to what you get in Alpha II, Greater Noida or even some parts of Ghaziabad. The market is seeing some correction for smaller builders, but these top builders are holding firm on their prices. End-user ke liye ROI toh mushkil hai unless you plan to stay for 10+ years and view it as a family home, not an investment.
