posted on 16 MayIs the premium for Kiera Ryhan Residency justified?
Paying a premium for new builds feels risky, especially with market uncertainties. I'm in a 2BHK in Dwarka, aiming for a 3BHK, maybe ₹3Cr+ in Saket. Already have a home loan. Kiera Ryhan Residency by Kiera Homes looks promising. Is their construction quality genuinely good post-possession? Heard horror stories about cracks/seepage. Also, how bad are hidden charges like PLC or maintenance deposits at handover? Don't want surprises. Any real experiences with Kiera Homes projects?

Honestly, in this market, with property prices already high and interest rates going up, taking a chance on a builder with no track record is extremely risky. You're already stretching for 3Cr+. What if there are massive delays or the project gets stuck? Your existing home loan will become a double burden. I'd strongly advise looking for properties from reputed builders, even if they are slightly older or further away. Your peace of mind is worth more than a 'promising' new build.
Listen, I had a bad experience with a builder who had only one small project in Ansal Villas. Post-possession, the quality was terrible – water seepage from day one, lift breakdowns, fire safety issues. It became a nightmare. Kiera Homes ke zero projects sunke toh aur darr lag raha hai. Kya koi site visit kiya hai aapne, U1? What did their sales team say about their past work?
U8, site visit se kya hoga? Sales team toh sab acha hi bolegi. They'll show you fancy mock-up flats. The real test is actual completed projects and happy residents. Since Kiera Homes has none, it's a huge gamble. What's the possession date they are promising?
U8, that's exactly what I'm afraid of! My cousin bought in Anand Vihar from a new developer and faced similar issues. The maintenance charges were also hiked ridiculously after a year. For 3Cr+, you deserve peace of mind, not endless headaches. Don't fall for glossy brochures.
U1, I totally get your dilemma. Saket is a prime location, but 3Cr for an unproven builder? I'd be very, very wary. Hidden charges are a given with almost every builder, but with a new one, they can be astronomical because they often underprice initially to attract buyers. PLC, club membership, development charges – sab add kar ke bill phat jaata hai. Did you get a detailed cost sheet?
Bhai, Kiera Homes ka toh koi track record hi nahi hai! Zero projects dikha raha hai. How can you even consider them for a 3Cr+ property in Saket? Bahut risky move hai ye.
Sahi baat hai. Pehle toh check karo RERA registered hai ya nahi. Aur agar hai bhi, toh kya financial backing hai inki? Aise mein hidden charges toh chodho, project complete hoga ya nahi, woh bhi doubt rehta hai.
Exactly! My friend almost got stuck with a similar new builder near Alaknanda, they delayed possession by 3 years. Zero projects means zero credibility. Loan approval bhi mushkil hoti hai aise projects mein.
