Is the price jump to a villa from a 3BHK worth it?

Currently in a 2BHK in Sector 75. Thinking of upgrading, maybe a 3BHK or even a villa. Is the price jump worth it? Already have a home loan, so EMI will increase a lot. Has anyone compared villa ROI vs a 3BHK, like in Hawelia Group projects? Also, is Sector 150 still the best bet, or are there better sectors now? Honestly not sure if the extra space is worth the cost.
