Is the ready-to-move premium just fear-mongering, or are under-construction projects in Pune honestly too risky now? I'm currently in a 2BHK in Karve Nagar, thinking of upgrading to a 3BHK near Hinjewadi with builders like Godrej Properties. Already have a home loan, so the EMI jump for RTM feels massive. Builders promise completion, but delays and OC issues are common, right? Is that 15-20% RTM premium justified when I could get a bigger UC flat for the same budget? What's everyone's real experience with this trade-off?

Totally feel you, OP! I'm eyeing a flat near Akurdi and the RTM vs UC debate is killing me. Builders like Godrej are usually reliable, but even they have delays sometimes. My friend booked with another big builder in Amanora Park Town, got possession 1.5 years late, and then had issues with water supply. That 15-20% premium for RTM looks scary on paper, but the peace of mind... is it worth it? Kya karein samajh nahi aa raha.
