Is the super area vs carpet area difference really that big?
Budget finalised, loan pre-approved — now stuck on which sector for our 3BHK. My wife's priority is a good school for the kids and a safe neighborhood, maybe around Sector 137 or even Dankaur. I'm looking at Bhumi Developers Noida, among others, but this super area vs. carpet area thing is really confusing me. They quote say, 1800 sqft, but the usable space seems way less. Is this a common trap? How much difference is normal? Also, these floor-rise premiums and PLC charges for, say, an airport-facing unit near FNG are adding up fast. Are they actually worth it for resale or just inflated costs? Should I look at secondary market deals instead? Heard you can negotiate more there. Any experiences with this, especially around projects near the upcoming Jewar Airport?

Is this a normal difference, like 25-30%, or are some builders just taking us for a ride? Also, these airport-facing PLCs for Jewar, are they actually worth the extra lakhs or just a marketing gimmick for first-time buyers like us? Looking near Sector 137 or Dankaur.
