Is this new Golf Course Road project actually worth it?
Came across this video teasing a massive new luxury building planned for Golf Course Road. The scale looks insane, but with the way prices are climbing in Gurugram right now, I'm really questioning the numbers. It feels like builders are asking top dollar without clear justification on specs or actual ROI. Is anyone else tracking this corridor? Do you think the asking rates make any sense, or is it just pure hype at this point?

Honestly I am completely split on this whole Golf Course corridor debate. On one side, it is indisputably the prime address of NCR and history shows this specific road holds value better than any other pocket. But on the flip side, the current pricing already factors in the growth of the next 10 years, leaving practically nothing on the table for entry-level buyers like us. Did anyone who attended the launch event get the actual floor plans and payment schedule details yet?
I actually went for a site visit near Baliawas belt last Sunday to see what the buzz is about. The sales team puts insane psychological pressure on you, saying 'Only 3 units left at this introductory price, sir'. I almost swiped my card for token amount out of pure FOMO, but then my hands started shaking thinking about the 1.5 Lakh monthly EMI commitment for the next 20 years. Has anyone here actually gathered courage to book an ultra luxury unit as their first home, or are we all just getting nervous watching from the sidelines?
Haan bilkul, don't fall for that '3 units left' drama yaar. It is the oldest sales trick in the real estate playbook to trigger panic among new buyers.
I almost did the same mistake last month near Golf Course Extension, token de diya tha and then did not sleep for 3 days straight until I fought and got my refund back. For a first home, mental peace is way more important than showing off a flashy pin code to relatives.
Bhai 4 Cr ka loan leke kaun so sakta hai chain se? Hum log toh 80 Lakhs ka soch ke dar jate hain.
Price per sqft sunke meri toh himmat hi tut gayi frankly. They are quoting almost 28,000 to 32,000 per sqft for under-construction luxury towers on that stretch. One broker claimed it will touch 40k in 2 years, but is this actual capital appreciation or just marketing greed? What happens if RERA delivery gets delayed by 4-5 years?
Totally agree with your warning. Main toh calculation karke behosh hone wala tha, 40k per sqft pe rental yield kitna milega? Hardly 2.5%! It makes zero sense if you are putting your hard-earned life savings into this.
Bro delay toh Gurugram mein guaranteed feature ki tarah aata hai, look at older projects on Southern Peripheral Road or Badshahpur side where buyers waited 7-8 years just for basic occupancy certificates. If RERA date stretches, your pre-EMI interest will literally eat up any paper profit you thought you would make. It is terrifying for first-time buyers who have zero safety net.
Yaar Golf Course Road prices are giving me serious panic attacks lately. Even 3 BHK ke liye 5-6 Cr mang rahe hain, and for someone like me looking to buy my very first flat with home loan, this looks impossible. Is this hype genuinely going to crash soon or will it keep going up?
Sahi keh rahe ho, crash toh sapna hi lagta hai. My broker told me last week that most Golf Course launches are already getting pre-booked by investors before public launch. Mere papa bol rahe the wait mat karo, but 80% loan lene ka thought hi itna scary hai.
Bhai crash ka toh pata nahi, but rates will definitely not drop easily because inventory is super tight right now. I was looking near Baharampur Naya side thinking prices would be manageable, but wahan bhi spillover effect se sab mehenga ho chuka hai. Hum jaise middle class first-timers EMI ke bojh ke dar se bas monitor hi karte reh jayenge.
