Is under-construction property in Faridabad too risky for first-timers?

Sector 35 – everyone keeps pushing new launches here, but I'm just not convinced. All the agents, even Goyal Estate Agency, talk about pre-EMI and "early bird" discounts. But honestly, the under-construction fear factor is real. Nobody talks about the delays, the hidden costs that pop up, or builders suddenly changing layouts. It feels like a massive gamble for a first-time buyer like me. Why does everyone glorify new launches when resale might be safer? Change my mind.
