I'm based in Dubai and thinking of investing in Noida. Everyone glorifies pre-launch discounts but nobody talks about RERA failures. Let's Make Home Buildtech in Sector 143A is offering good rates, but I can't do a site inspection myself easily. Is it worth the risk? Ready-to-move seems safer, but the EMIs! And rental yield ka kya scene hai? Honestly not sure. Disagree? Tell me why.

Don't just look at the price per square foot. Check the carpet area and the amenities offered. Some builders are charging extra for everything!

Sector 143A mein I've heard the land acquisition was problematic for some projects. Double check that aspect. Also, check if the project has all the necessary approvals from the authorities.
Ready-to-move is definitely safer, but the price difference can be significant. Do a cost-benefit analysis before making a decision. Also, factor in property tax and maintenance charges.
@U18 True that! EMI burden is real. Calculate everything carefully. Don't just get swayed by the pre-launch discounts.
I think the key is to do your due diligence. Check the builder's reputation, visit the site (if possible), and read the fine print of the agreement. Don't rush into anything.

Make Home Buildtech? I think I saw their ad. But I'd be cautious. Check their financial stability before investing. A lot of builders are struggling with liquidity these days.
I bought an under-construction property in Sector 78. Possession was supposed to be in 2022, but still waiting. Builder is giving excuses. Feeling so frustrated!

@U13 Sector 78 is notorious for delays. I know a lot of people who are facing similar issues.
Guys, prices are increasing in Noida due to the upcoming Jewar airport and improved infrastructure. If you're planning to buy, do it soon. Delaying might cost you more.
I invested in Sector 150 three years ago. Ready-to-move liya tha. Rental yield is around 2.5-3%. EMI is high, but at least I have something tangible. Sector 143A is still developing, so rental yield might be lower initially.
Dubai se invest kar rahe ho toh definitely ready-to-move le lo. Peace of mind is worth the extra cost. Under-construction mein tension hi tension hai. Trust me, I've been there, done that.

@U10 Sector 75, 76, and 77 offer decent rental yields. But check the specific project and amenities. Metro connectivity is a big factor.

@U3 RERA number is UPXXXXYYYYYYYY. You can check it on the UP RERA website. But even with RERA, things can drag on. I've been waiting for possession for 2 years!
@U4 Exactly! RERA is just a piece of paper sometimes. My friend bought in Jaypee Greens, and still fighting for possession. It's been 5 years!
@U5 Absolutely true. RERA is a joke in many cases. The builders just find loopholes and delay things.
Jaypee ka toh naam hi mat lo! Total disaster. I lost so much money there.
