Is under-construction risk really overblown in Noida?

Okay, I'll say it: under-construction risk is completely overblown in my opinion. Just got possession in March from Laureate Buildwell in Sector 143A. Smooth process, no delays. Everyone glorifies ready-to-move but nobody talks about the premium you pay! My EMI is way lower than rent for similar places. Honestly not sure why people are so scared. RERA exists, folks! Plus, you get to customize things. And pre-launch pricing can be a real win if you do your homework. People say it's a trap, but I saved a bunch. I'm also wondering if the rental yield is achievable, or if it's just for show. Change my mind, tell me why under-construction is actually a bad idea in Noida.
