Dwarka keeps coming up. Under-construction flats for a 3BHK family home? Total scam. Builder delays, quality issues, too much risk for kids. Ready-to-move is the *only* safe option now. Change my mind.

Not entirely true. RERA has made things much better. Yes, delays happen, but the legal recourse is stronger now. Plus, you get more modern amenities and sometimes even customization options. I know someone who got a great deal in Dwarka L-Zone and saved a lot compared to resale in Alaknanda. It's about choosing the right builder, not avoiding under-construction completely.
You're right about due diligence. I visited a project in Ansal Villas where the builder had a great track record. They showed me their previous completed projects and even connected me with existing residents. Also, look for builders who are funding projects themselves, not just relying on buyer money. That reduces delay risk significantly. It's not a blanket scam, but you need to be smart about it.
RERA on paper theek hai, but enforcement? Mere friend ka project in Ghaziabad is still stuck despite RERA. Dwarka mein bhi delays hue hain. What about the quality issues the original post mentioned? Builder finishing mein compromise karte hain often.
Bhai, ready-to-move toh mehnga bahut hai. Budget mein under-construction hi option lagta hai hum jaise first-time buyers ko. Kya karein? Aise mein risk lena padega na?
Yes, but some builders offer rent support till possession. Check those schemes, they can help ease the burden.
Sahi baat hai, budget constraint sabse bada factor hai. But agar builder ne project delay kar diya toh double maar padegi – rent bhi, EMI bhi. Isse accha thoda aur wait karke ready-to-move hi le lo. What do others think?
Totally agree! My cousin got stuck with a builder in Dwarka for 5 years. Abhi tak possession nahi mila. Ready-to-move is the only way to sleep peacefully, especially with family.
