Is under-construction worth the risk in Sohna right now?
Under-construction risk feels overblown sometimes, but I'm still super hesitant for Sohna. I'm looking at a 2BHK near Golf Course Road or SPR. Ready-to-move options from DLF or Godrej are almost ₹1.5 Cr+ for a decent 2BHK, which is tough to stretch for. Under-construction ones from M3M or Sobha are like ₹1.1 Cr, the price difference is massive. Honestly, from my experience, project delays are common even with RERA. Is the potential ROI on UC really worth the mental stress and risk of endless delays? What's the real ground reality for possession timelines in Sohna right now? Should I just bite the bullet and pay the premium for RTM?

It's a really tough call for first-time buyers. Sohna offers great entry points for budget-conscious people, but the risk is undeniable. If you have a strong financial buffer, can manage rent + EMI for 2-3 extra years, and are okay with uncertainty, then UC *might* be an option. Average delay is a myth. It depends entirely on the builder's financial health and market demand. But on the flip side, the Gurugram market is booming right now, and prices are only going up. So, if you can wait out the delay, the ROI might still be better than RTM's premium.
Minimum 1-2 years is the new normal, bhai. My project in Sector 5, Baharampur Naya, was supposed to be delivered last December, but they just extended the date to mid-2025. And it's not even a small builder. It's frustrating to pay EMIs and rent simultaneously for such a long period.

Bhai, ground report kaun deta hai? Builders ki apni alag duniya hai. My friend booked near Badshahpur, promised 2022 possession, abhi tak sirf structure khada hai.
