Since I got possession last month, I've been thinking about the whole 'upcoming vs ongoing' debate. Everyone glorifies future appreciation on upcoming projects like Gaikwad Florio at ₹78L, but nobody talks about the mental stress, delays, and hidden PLC charges. Saheel Itrend Palacio, though ₹1.8 Cr, has certainty. Total cost of ownership for upcoming often blows up. Change my mind.

Totally agree with the original post. Upcoming projects are a headache, pure and simple. Mere friend ne Ambegaon mein book kiya tha Gaikwad Florio jaisa hi koi project, 2 saal late ho gaya. EMI aur rent ka double burden, plus builder ne quality bhi compromise kar di. Mental stress toh alag hi.
Haan bhai, same experience. Builders bas lollipop dete hain future appreciation ka, but ground reality kuch aur hoti hai. Bas promises, promises.
